Over-the-Counter Services
Extensions, revisions, contractor changes, certificates and the trips to the permit counter that eat up a workday. Hand them to us and keep your team on the job.
Getting a permit issued is only part of the work. Over the life of a project, contractors change, plans get revised, inspections need scheduling and permits approach expiration. Our over-the-counter permit services in Florida cover these smaller but time-sensitive tasks, whether they are handled at a service window, through an online portal or both.
As with all of our work, we act as the authorized agent for the property owner or the licensed contractor. Fast Pass Permits does not hold a contractor license and does not pull permits under its own license. We prepare the paperwork, gather the required signatures and file it on your behalf.

Assembling final documents, approvals and inspection results so the department can issue the CO or certificate of completion.
Requesting extensions before a permit lapses and renewing permits where the jurisdiction allows it.
Submitting revised drawings or scope changes on an active permit and tracking the revision through review.
Filing the forms, letters and signatures needed to transfer a permit to a new contractor of record.
Updating the design professional of record when a new architect or engineer takes over the drawings.
Replacing an electrical, plumbing, mechanical or roofing sub on an open permit.
Preparing and submitting the documents a municipality asks for before a contractor can work or file in that jurisdiction.
Requesting inspections, tracking results and following up on failed or partial inspections.
Filing trade sub-permits tied to a master permit for the licensed contractors doing the work.
Printing plan sets and documents in the sizes and quantities a department requires for paper submittals.
Notarization of permit applications, affidavits and authorization letters that require it.
Delivering documents to the building department and collecting approved plans, permit cards and certificates.
If a permit has already expired or been left open for years, the fix is usually more involved. Our open and expired permit resolution service is built for those cases.
Over-the-counter tasks often come up on jobs we have already permitted, but we also take them on for permits filed by others. For new applications, see our residential permit expediting and commercial permit expediting services. If a revision needs updated sealed drawings, we can arrange them through licensed partners on our permit drawings page. Unusual approvals are covered under special permits.
See how these services fit with everything else we do on our permit expediting in Florida page, or check a property’s history first with permit research.
A certificate of occupancy is generally issued for new buildings or changes of occupancy and confirms the space can be occupied. A certificate of completion is typically issued for work such as shell buildings or alterations. Which one applies depends on the project and the jurisdiction.
Often, yes. Many departments allow an extension when it is requested before expiration and the reason is justified. Rules and fees vary, so we check the specific jurisdiction’s requirements first.
Usually the new contractor submits a change of contractor application with the required signatures and documents, and sometimes a letter from the owner or the previous contractor. We prepare the package and file it on your behalf.
Some municipalities require contractors to register before filing permits there, while others do not. We confirm what the jurisdiction requires and prepare the registration package.
Yes. With the appropriate authorization, we can request inspections, track results and let you know what is needed after a failed inspection.
