Permitting Built Around Your Schedule

Commercial permit expediting in Florida is rarely a single application. A typical build-out can pass through building, zoning, fire, and several trade disciplines, and some projects also need sign-off from environmental, utility or transportation agencies before the building permit is released. Each reviewer works on their own timeline, and comments from one discipline can affect another.

Fast Pass Permits manages that sequence for you. We prepare the application package, submit it on behalf of the owner and the licensed contractor as their authorized agent, track every discipline, and coordinate responses to reviewer comments with your design team. We do not hold a contractor license and do not pull permits under our own license. Our role is to keep the process organized and moving. Some projects also need permits that fall outside the standard building path, such as right-of-way or maintenance of traffic. Those are covered on our special permits page.

Who We Work With

How It Works

  1. Scope review. Share the address, intended use and plans or concept. We identify the permits and agency approvals the project is likely to need.
  2. Flat-rate proposal. You receive one upfront price for our services on the project.
  3. Submittal preparation. We assemble applications, owner and contractor authorizations, drawings, calculations and agency forms.
  4. Submission as authorized agent. We file through the jurisdiction’s portal, such as ProjectDox, or in person, and open the related agency reviews.
  5. Comment resolution. We track each discipline, relay comments to your architect or engineer, and resubmit responses.
  6. Issuance to closeout. After issuance we help coordinate inspections, sub-permits and the final certificate. Our over-the-counter permit services cover the steps that come after.

Design Services Through Licensed Partners

If you do not have a design team yet, we can arrange signed and sealed architectural, structural, MEP, civil, landscape and MOT drawings through licensed partner professionals. See our permit drawings service for details. When the job needs a licensed contractor, we can also refer one.

Frequently Asked Questions

Do I need a permit for a commercial tenant build-out in Florida?

In most cases, yes. Interior alterations that involve walls, MEP systems, egress or a change in occupancy generally require a building permit, and often fire and zoning review as well.

What is a change of use permit?

When a space changes from one type of occupancy to another, for example retail to restaurant, the building department reviews whether the space meets code for the new use. Many cities also require a certificate of use or similar approval before the business can operate.

What approvals does a restaurant need besides the building permit?

It varies by location, but restaurants commonly involve fire review, kitchen hood and suppression, grease interceptor requirements, and health or food-service agency review. In Miami-Dade, DERM review may also apply.

Can you work with our existing architect and contractor?

Yes. We regularly work alongside an existing design team and GC. We handle submittals and agency coordination while they focus on design and construction.

Can you guarantee an approval date?

No one can promise a review time, because that depends on the agency. What we control is a complete submittal and quick, organized responses to comments, which helps avoid avoidable delays.
