Residential Permits
From a bathroom remodel to a new single-family home, we prepare your permit package, submit it as your authorized agent and stay on it until the permit is issued and closed out.
Fast Pass Permits provides residential permit expediting in Florida for homeowners, contractors and investors who would rather spend their time on the project than in a permitting portal. Every building department has its own forms, upload rules and review sequence, and one missing document can send an application back to the start.
We are a permit expediting firm, not a contractor. We do not pull permits under our own license. Instead, we prepare the application, organize the supporting documents and submit on behalf of the property owner or the licensed contractor of record, then track the review through to issuance. This is part of our broader permit expediting services across Florida.

Kitchen and bathroom remodels, interior alterations and whole-home renovations, including the trade permits that usually come with them.
Room additions, second stories and enclosed porches, coordinated with zoning review for setbacks and lot coverage.
Re-roofs and roof repairs, with the product approvals, roof diagrams and forms the building department asks for.
Impact window and door replacements and hurricane shutters, with the required product approvals and installation details assembled.
New pools, spas and pool remodels, including barrier, electrical and equipment documentation.
Smaller exterior projects that still need a survey, site plan and sometimes HOA approval before the city will issue.
Driveways, pavers and flatwork, including right-of-way or engineering permits where the work touches public property.
AC change-outs, new systems and water heater replacements, with equipment specs and load calculations when required.
Service upgrades, generators, rewiring, repiping and fixture work, submitted for the licensed contractor performing it.
Full and partial demolition permits, including the utility disconnect letters many departments require first.
Ground-up homes, coordinating building, zoning, site and trade reviews from the first submittal through the certificate of occupancy.
Miami-Dade and Broward counties fall within the High-Velocity Hurricane Zone (HVHZ) defined by the Florida Building Code. Exterior products such as windows, doors, shutters and roofing materials installed there must carry a product approval rated for HVHZ use, most commonly a Miami-Dade Notice of Acceptance (NOA). Outside the HVHZ, a Florida Product Approval is typically used.
Mismatched or expired approvals are among the most common reasons these permits get rejected. Before submittal, we check that the approvals you provide match the products being installed and that the supporting documents line up with what the reviewer expects to see.
Florida law lets property owners act as their own contractor in some situations. Under Florida Statute 489.103(7), an owner may build or improve a one-family or two-family residence for their own use, provided they do not sell or lease it (a sale or lease within one year of completion is presumed to mean it was built for that purpose), personally supervise the work and personally appear to sign the permit application. Many departments also require a signed owner-builder disclosure statement.
If your project qualifies and you want to go that route, we can prepare the owner-builder application package so it is ready for your signature. If the work requires a licensed contractor, or you would simply prefer one, we can refer you to licensed contractors for that trade. We do not sign off on permits under anyone’s license.
Buying a property? Our permit research and due diligence service shows what is open, expired or unpermitted before you close. If old permits are already holding up a sale or a new application, see our open and expired permit resolution service.
Many residential permits require signed and sealed plans: architectural floor plans for a remodel, structural details for an addition, or engineering for a new pool. Through our licensed partner professionals, we offer permit drawings in Florida so the design and the permit are handled by one point of contact.

Usually, yes, when the work goes beyond cosmetic finishes. Moving walls, plumbing, electrical or mechanical work generally triggers a permit. Requirements vary by jurisdiction, so we confirm with the local building department before quoting.
In some cases. Florida Statute 489.103(7) allows an owner-builder permit for a one- or two-family home the owner will occupy, as long as they personally supervise the work and sign the application in person. Some trades or local rules may still require a licensed contractor.
A Notice of Acceptance (NOA) is a product approval issued by Miami-Dade County. In the High-Velocity Hurricane Zone, which covers Miami-Dade and Broward counties, exterior products such as windows, doors, shutters and roofing need an approval rated for HVHZ use, and an NOA is the most common one.
No. Fast Pass Permits does not hold a contractor license and does not pull permits under its own license. We prepare and submit the application on behalf of the owner or the licensed contractor as their authorized agent.
It depends on the jurisdiction, the scope of work and the department’s current workload. We cannot promise a review time, but a complete, well-organized submittal avoids the delays caused by missing documents and repeat rejections.
Send us the project details and we will reply with a flat-rate quote for handling your residential permit from application to closeout.
