Commercial Permits
Tenant build-outs, restaurants, offices and ground-up projects move through more reviewers and more agencies. We coordinate the submittal so your opening date is not left to chance.
Commercial permit expediting in Florida is rarely a single application. A typical build-out can pass through building, zoning, fire, and several trade disciplines, and some projects also need sign-off from environmental, utility or transportation agencies before the building permit is released. Each reviewer works on their own timeline, and comments from one discipline can affect another.
Fast Pass Permits manages that sequence for you. We prepare the application package, submit it on behalf of the owner and the licensed contractor as their authorized agent, track every discipline, and coordinate responses to reviewer comments with your design team. We do not hold a contractor license and do not pull permits under our own license. Our role is to keep the process organized and moving. Depending on the location and scope, a commercial building permit may depend on approvals outside the building department. We identify which ones apply early and track them in parallel where the process allows. Common examples include:
Some projects also need permits that fall outside the standard building path, such as right-of-way or maintenance of traffic. Those are covered on our special permits page.
If you do not have a design team yet, we can arrange signed and sealed architectural, structural, MEP, civil, landscape and MOT drawings through licensed partner professionals. See our permit drawings service for details. When the job needs a licensed contractor, we can also refer one.
Evaluating a building before you sign a lease or buy? Start with permit research and due diligence, and if the property has old open permits, see open and expired permits. For homes, visit residential permit expediting.
In most cases, yes. Interior alterations that involve walls, MEP systems, egress or a change in occupancy generally require a building permit, and often fire and zoning review as well.
When a space changes from one type of occupancy to another, for example retail to restaurant, the building department reviews whether the space meets code for the new use. Many cities also require a certificate of use or similar approval before the business can operate.
It varies by location, but restaurants commonly involve fire review, kitchen hood and suppression, grease interceptor requirements, and health or food-service agency review. In Miami-Dade, DERM review may also apply.
Yes. We regularly work alongside an existing design team and GC. We handle submittals and agency coordination while they focus on design and construction.
No one can promise a review time, because that depends on the agency. What we control is a complete submittal and quick, organized responses to comments, which helps avoid avoidable delays.
Tell us about the space, the use and where you are in design. We will come back with a flat-rate proposal for managing the permit process.
